Land a yes to put Replio live on Iron Rooster's four houses, starting with Hunt Valley and Canton. Everything bigger, the food halls, his developments, his audience, is downstream of that one win. Do not reach for it today.

How he thinks
In destinations, vibrancy, guest experience, brand. He sells placemaking. Mirror that language. He sees a lot of pitches, so do not sound like one.
His reach
11k LinkedIn followers, mostly developers and hospitality. He publishes on the future of food halls. A happy Michael is a megaphone, but only if it is earned, never asked.

He built four destinations. Google grades them as four different restaurants. The food travels across the brand perfectly. The service does not. The flagship already proved a 4.5 is reachable, which makes the three houses below it a gap he can close, not a market he has to accept. That is the whole pitch, and it is sitting on his own live numbers.

Sit in the gap with him

Let him see the flagship at 4.5 and the spread under it. Agree it is not a food problem, the pop tarts win everywhere. Name the real one: the floor, not the kitchen. The Hunt Valley review on the page does the work for you.

Min 8 to 14 · in his language

What Replio is, the placemaker version

One standard across four houses from one screen. Capture the silent happy guests so the satellite houses climb. Every review answered same-day in the brand's voice. The roll-up no one has built for a four-house brand. Frame it as consistency of experience across destinations.

Min 14 to 17 · let him connect it

Leave room for the food-hall thought

If he says "this would be great across my food hall vendors," you won. Do not say it for him. Nod, agree it travels, and steer back to landing his own house first. Hold the network vision.

We already respond to some reviews.
Across the recent reviews on all four profiles I did not see a single owner reply. Even where some get answered, it is not systematic, and the satellite houses are showing it in the rating.
My GMs handle this.
They cannot ask every happy guest by hand or answer same-day across four floors. This gives each GM one screen and gives you the roll-up across all four that none of them can see today.
Is this just a restaurant thing?
It was built on a restaurant floor, and the same engine runs a food hall with twenty vendors. Let us prove it on your own house first, then we talk about where else it travels.
What does it cost?
Anchor the Operator tier briefly, then pivot straight back to the proof: start with two houses, if the spread does not close you walk. Do not let price become the conversation.

Do not gas up the 4.5. Flattery kills urgency. The flagship is proof the others underperform.
Do not oversell. His own numbers carry it. Talk less, let him scroll.
Do not name CFA inside baseball. No HEARD, no operator jargon. Speak his world.
Never say the word "AI." It is a coaching layer and a review engine, full stop.
Do not double-pitch the food halls. One seed, then let it sit. Pushing it reads as a grab.

Land it, then stop talking

Say this, word for word, then go quiet
"Give us the greenlight and Hunt Valley and Canton are live this week. We watch the spread close together. If those numbers do not move, you walk, no questions."
Then say nothing. Let him answer first.
